What to expect from a Pre-Listing Consultation
Your home is most likely your greatest asset, and you deserve the most return when selling. Home staging is one of the most powerful and effective marketing strategies to sell your home fast and for top dollar.
As soon as you plan to put it on the market, it becomes a product. Every product needs tweaking before hitting the shelves. Your home needs to stand out and gain attention, so buyers can fall in love with it as much as you love it. A home staging consultation can help in making that your reality.
As real estate stagers, our goal is to:
- Help your home show its best over the competition.
- Develop the imagination and cause excitement and buzz about the property.
- Help it sell for maximum profit in less time.

What to expect from a Pre-Listing Consultation
Here’s an overview of what to expect:
Walk and Talk
A home staging consultation starts with an interior walkthrough of the home. We are simply giving you our best professional opinion on what will add value to your home and make buyers submit an offer.
This is our chance to see things through the buyer’s eyes to determine what kind of first impression the home would provide and observe what changes need to be made to make it more appealing. I will hand out a checklist and the seller will take notes. This helps us to determine what recommendations they may (or may not) be willing to undertake, timelines, available support, budget, etc. The duration of the ‘walk and talk’ can vary but is generally 60- 90 minutes.

Top 5 List
Expect this to be a detailed report since the stager’s obligation is to bring all condition items to your attention to give you the best chance of selling your home. Ultimately, you will decide what items you want to address based on time, budget, support, etc.
Staging Quote
Finally, the stager will prepare a quote for you outlining the cost to showcase (stage) your home once all of the recommendations have been completed. Photo Prep staging is the final, most important step where decorative touches are put in place to make sure the buyer instantly connects with your property!
